When looking for a new home or selling an existing home many people start by selecting their realtor off the first home sign they see. This may be a good choice, or it may be a mistake!  How can you make the best choice to assist in your real estate transaction?  Take a look at this top 5 list.

"The sign in the yard looked good.  Plus they all have the same training and background, so it doesn't matter."

With mortgage rates, buyer incentives, specials, homeowners associations, taxes etc, the job of a real estate agent isn't static.  It is a job that requires ongoing education. Some agents go beyond the required minimum requirements and learn in depth information that can be a real asset to buyers and sellers. They also take the time to know the neighborhoods of the homes that they are listing so they can assist you in making the best financial decision. Check for special license designations, and ask your prospective realtor about the related training.

"The presentation was good, I'm impressed - I'll sign right now!"

It may be hard to believe, but different realtors will offer different incentives to gain your business, especially when listing a home.  Carefully weigh these differences. For example, having an open house every weekend sounds good - but if you are still living in the house, it can be pretty disruptive.  A cut in commission may be attractive, but how much effort will be tied to selling a house when the realtor's fee won't be as much?

“I have a buddy (or cousin,brother etc.) who sells real estate.�

On the surface, it may seem like using a true friend or family member to sell your home sounds good, but often times feelings can be hurt by the slightest misunderstandings. Can your friendship or family ties withstand an unintentional bad sale?  What if the house has more problems than evident upon first impression?  Will you be able to take the hard advice of a well meaning friend to heart when it comes to your home?

Just as you would when hiring an attorney, a doctor, or an accountant, be objective and careful when hiring a real estate professional. Remember, this is a business decision.

“I'm going with a national company, I don’t need references.�

Large companies do offer advantages to their agents, like longer office hours and larger budgets with which to advertise your home.  But don't make a snap judgement based on the size and reputation of the company alone - or for that matter, the realtor alone.

First, you need to determine if the agent is well versed at home buying and selling.  The best way to do that is to call references.  Your prospective realtor should be able to give you several.  Don't be afraid to ask and call!

While there may be exceptions to every rule, large agencies generally offer support in terms of resources and training. Some very effective, experienced agents choose to open private offices and may give you better service because their incentives to excel are higher.

“Top producer - most homes sold!�

Don't base your decision on this one aspect alone. There are different angles to this claim to fame - listed every home sold is one example. But if a realtor only listed 10 homes and sold them all, that's not a very productive realtor. "Million dollars in sales" - this could be only two homes.

To be sure you are really getting the top producer, check the quality of his or her work. Check the references.  Ask questions. How long did the homes stay on the market?  How was the advertising handled? How many homes did they show prospective buyers?  How good was he / she at understanding the needs of home buyers?

 
As with any business, the best choice is the individual who has a proven track record, excellent customer service and the ability to accomplish your goals in a timely manner.  

Whether you're buying or selling a home, don't be afraid to "interview" several agents before making your final choice.  Real estate agents are professionals and will understand your need to have the best person for the job.
